I’m here most of the time. When you book, you might meet me — or you might just have the place to yourself with the caretaker around. Either way, I take direct hosting seriously and don’t outsource it to an OTA algorithm.

- Book the whole property for exclusive use — up to 9 guests, nobody else staying. Book a single bedroom and it is private to you, with the kitchen, hall and garden shared.
- Quiet hours after 10 pm · No outside visitors after 9 pm
- Alcohol: permitted inside, not in open common areas
- No smoking indoors

How do I get to the property from Delhi / Chandigarh?
The property is in Ghournala village, ~4 km from Bir town (~500 km from Delhi). Fly to Gaggal Airport (Dharamsala/Kangra, ~2.5 hr drive), take the overnight bus from Delhi to Baijnath (~1 hr to the property), or drive via Chandigarh (~6 hrs). We can arrange a cab from Gaggal as an add-on.
Is the whole villa mine, or is it shared?
Either, and you choose at booking. Take the whole property and it is yours alone — every bedroom, the kitchen, the living hall, the garden and the rooftop, with no other guests booked for those nights. Take a single bedroom and it is private and lockable, but the kitchen, hall, garden and rooftop are shared with at most one other party. The booking page shows both options with their prices, and whichever you pick, the nights are held for you — booking a room takes the whole-property option off the calendar and vice versa.
What is cell coverage and internet like in Bir?
Bir has reliable 4G (Jio, Airtel). The villa has a dedicated fibre broadband connection. There are occasional outages during heavy rain — the power backup keeps the router running.
Will Nitin be there?
Sometimes. When I'm in Bir, I'm around but not intrusive. There's a caretaker on-site full-time. If I'm away, the caretaker handles everything.
Can we use the villa for a team offsite or founder retreat?
